Before any exterior painting, our expert painting contractors fill every hairline crack with an elastomeric patch, then apply a premium 100% acrylic coating made for high-desert sun. We don’t put elastomeric coatings on stucco walls: their thick film can trap moisture and peel off in sheets, which is costly on a commercial building. The acrylic finish breathes, holds its color, and can be tinted to almost any color you can imagine. Our top system is two coats of Loxon XP masonry coating, then Emerald Rain Refresh. The one place we do use elastomeric is the flat top of a parapet wall: two coats rolled across the top and partway down each side, where water sits. Minor crack patching is part of our prep; major stucco repair is quoted separately.
Our Proven Stucco Coating Process

Preparation: We start by thoroughly power washing the surface to remove dirt, chalking, and loose stucco.

Repair: Next, we carefully patch damaged areas and fill in large cracks.

Application: Finally, we apply a premium 100% acrylic coating by spraying and back-rolling (or strictly rolling). The roller helps work the coating deep into the grooves and pores of the stucco.
This system leaves a durable 100% acrylic finish that typically lasts 7 to 10 years, and up to 15 years or more with a premium coating system (some annual maintenance may be required where moisture is constantly present).

Building already coated with elastomeric?
We’ve fixed buildings where another painter rolled elastomeric over the stucco and it began to bubble and peel.
If the coating isn’t bubbling, it’s okay to leave it for now. Within 1 to 2 hours after a rain, walk the building and tap any bubbles you see; hollow or water-filled bubbles mean it may be time to address it.

A: We never recommend elastomeric coatings on the walls. Elastomeric coatings can trap moisture behind their thick film, which can cause the whole coating to bubble and peel. We patch hairline cracks first with an elastomeric patch, then apply a premium 100% acrylic coating, which typically lasts 7 to 10 years, and up to 15 or more with a premium coating system. The one area we do use elastomeric coating is only on the top of parapet walls on the building.
