Exterior painting in Corrales
Bosque humidity, monsoon splash, and high-desert sun all work on the same property, usually on different sides of it. South and west elevations chalk out first. The north wall under the cottonwoods stays damp longer, and you see it in the gray film along the bottom three feet. We wash, scrape, caulk what needs caulk, spot prime bare areas, and coat with products made for this climate rather than whatever is on sale.
Adobe out near the bosque gets a closer look before anyone opens a can. Soft spots, failed coatings, blown-out parapets, and wood that has gone punky at the base of a portal post all get called out first. Sealing a wall that is holding moisture does not solve anything. It hides the problem until the next monsoon pushes it back out.
Wood fascia, gates, canales, and portal beams take the worst of the UV on most Corrales houses, so those usually need more prep hours than the stucco field does. Interior painting in Corrales
Clean cut lines, floors and furniture covered, and color that still reads right at two in the afternoon when the light comes in hard. We do single rooms, kitchens, hallways, and whole-house repaints before a move-in.
Older Corrales homes give you thick walls and deep window wells, so a room off the bosque can sit cool and shadowed while the west side of the same house glares. Stucco coatings
Elastomeric coatings make sense when stucco is weathered and chalky but still sound underneath. Hairline cracking gets filled and bridged. Wider cracks, bulging areas, or anywhere the stucco has let go of the substrate need repair first, and that is a different scope than paint.
We do not coat over failed stucco or soft wood. A coating that thick is good at hiding damage, which is exactly the problem.
